How a DSCR loan works

A Debt Service Coverage Ratio (DSCR) loan qualifies investment properties on their rental income — not your personal income. No W-2s, no tax returns, no employment verification.

The DSCR formula

DSCR = Gross Monthly Rent ÷ PITIA (principal, interest, taxes, insurance, and any HOA dues). A DSCR of 1.00 means the rent exactly covers the mortgage payment. A 1.25 DSCR means the rent is 25% higher than the payment.

Most lenders look for a DSCR of 1.00–1.25. Florida Mortgage Pros offers programs that go down to 0.75 DSCR (and even no-ratio) with pricing adjustments — perfect for high-appreciation markets where rent lags purchase price.

What we look at (and what we don't)

We qualify on:
  • The property's rental income (market rent or lease)
  • Credit score (typically 620+; best pricing at 720+)
  • Loan-to-value (up to 80% LTV purchase, 75% cash-out)
  • Reserves (typically 3–6 months PITIA)
  • Property type and condition
We do NOT require:
  • Tax returns (personal or business)
  • W-2s or pay stubs
  • Employment verification
  • Debt-to-income (DTI) ratio
  • 4506-T / IRS transcripts
